  1. Key Realty School has been the leader in Nevada real estate education for over 30 years. We write our own curriculum and employ over 30 instructors with experience in all aspects of revenue. We are the school that brokerages rely on for the most current and accurate Nevada Real Estate information.

  2. All pre-license packages are designed to provide you with the education required to meet state licensing requirements and prepare you for the Nevada licensing exam. Each incremental step in the packages provides more exam prep tools, additional references, and additional practice testing. Traditionally, the more tools included in the educational package, the better prepared you will be for the licensing exam.

  3. If you select a LIVE course option, you can start the following week after enrollment. The course is divided into 4 modules. Each module is one week. The modules/weeks are independent of each other, and you can start on any Monday. After enrolling, you’ll receive immediate access to your student dashboard, where you can choose morning or evening LIVE courses starting as soon as the following week. Alternatively, begin self-paced online courses right away.

  4. The average student completes the 4 modules in 4 weeks. This is applicable to LIVE and self-paced online students. You can extend your studies up to 1 year, if you need to repeat any aspect of the course or if your schedule requires it. Use your student account to format the calendar or course work as long as needed. However, you must wait a minimum of 12 days from enrollment to take the completion exam regardless of how quickly you progress through the curriculum.

  5. Key Realty School will immediately email you the log-in to your student dashboard. You will use the dashboard to review the course orientation, examine your study tools, and formulate a plan to progress through the curriculum. Our Admissions Office is ready to assist you with navigating the student dashboard and online systems, if needed.

  6. Yes, Nevada law does not permit you to be an independent agent unless you meet the real estate licensed experience requirements of a broker. You can elect to conduct business under any company you choose. Key Realty School offers placement services at over 50 Nevada brokerages, each will have its own commission structure and business model, so you are encouraged to interview multiple brokerages to determine the best fit for you.

  7. Nevada has three different statuses of licensure: Salesperson, Broker Salesperson, and Broker. The more real estate licensed experience and college education you have, the quicker you can advance toward the broker license. If you have a college education, you are encouraged to enlist the Admissions Office transcript review services as it relates to broker advancement, but brokers must have a minimum of 2 years of licensed experience before applying for the broker’s license.

  8. Key Realty School offers flexible LIVE sessions, both online and in-person. You can attend at your convenience—come late, leave early, or miss days—just fill in the missed material. Passing the course test, not attendance, earns your certificate. If you don’t disrupt other students’ learning environment, you can adjust your schedule as needed.

  9. All livestream video course work is presented via Zoom. The livestream is a broadcast of the physical classroom environment. You can access the livestream link within your student account.

  10. Key Realty School / 3320 E. Flamingo Rd, LV NV 89121. Use the classroom entrance Monday – Friday 8am to 10:30pm. A sign on the wall indicates each course’s classroom. You may have a seat anywhere in the appropriate classroom.

  11. The state licensing exam consists of 120 multiple choice questions. 40 of the questions are based on Nevada Real Estate Law. 80 of the questions are based on national Real Estate content.

  12. The fingerprints and background check are required and can be completed at any approved fingerprint center. Most fingerprint centers charge $60. The state licensing exam has a fee of $100 and is payable to the state testing center. The state licensing fee is $125 and is paid to the Nevada Real Estate Division. There are no additional legally required fees.

  13. Yes, Key Realty School encourages you to repeat any subject at any time until you understand all the curriculum, and you are ready to take the Nevada licensing exam.

  14. The completion exam can be taken as many times as needed.

  15. Yes, all course packages include practice testing. The most basic package offered includes over 1,000 practice exams. Our most extensive package includes over 3,000 practice tests. Practice testing evaluates how well you understand the material.

  16. 1. Complete your fingerprints portion. 2. Complete your course and completion exam. 3. Pass the Nevada licensing exam at the state-approved testing center. 4. Submit your licensing application for processing.

  17. The interactive calendars are available within your student account. These interactive calendars allow you to select from the morning sessions at 9AM to 1:30PM or the evening sessions at 6PM to 10:30PM. The calendar will also show which of the 4 modules is being taught during the selected week.

  18. Key Realty School does not monitor attendance for real estate pre-licensing students. You are attending the in-class course to better understand the subject, not as a requirement of attendance. Though attendance is not required, you are still responsible for the information. You can learn any information missed by using the workbook, pre-recorded video, audio files, and online course work provided with the course.

  19. No, Key Realty School does not monitor attendance. You must complete the course within one year of original enrollment. Complete the course by taking and passing the completion exam, which grants you a certificate of education.

  20. Key Realty School does not monitor attendance. You can come in late and leave early, it has no factor on the completion of the course. If you enter late or leave early, you must do so in a quiet manner. Completing the final examination allows you to receive a certificate of education, regardless of attendance.

  21. Regardless of the method in which you are taking the real estate pre-licensing course, Key Realty School requires you to take a completion exam at school, home, or any office environment. You may elect to take the school completion exam through your student dashboard by following the directions under the Certificate Testing tab. Passing the completion exam with 75% or higher shows that you have understood 120 hours of education. (Note: All students are classified as home study; some students have the availability to attend classroom instruction: “combination or classroom students”).

  22. You have 1 year from the date of enrollment to complete your course. However, we do have select packages that have no expiration date. This indefinite enrollment is traditionally only available in the Deluxe course package option.

  23. All you need to do is pass the final exam. Every element and study tool that Key Realty School provides is designed to better prepare you for passing the Nevada licensing exam.

  25. Yes, after completing studies online, you will access and take the school’s completion exam by clicking on the “Certificate Testing” tab in your dashboard. You are required to pass one of the three versions of the exam provided. If you fail the completion exam, Key Realty School recommends that you retake the exam. There is no additional cost for the completion exam.

  26. Taking the school’s completion exam first will give you an idea of whether you are ready to take the licensing exam. Both exams are required, but not in any order.

  27. No, the school’s completion exam is one exam which includes 120 questions for national and state combined. The state licensing exam allows you to take one portion of the test or both the state and national portions at the same time. The cost for testing is $100 each time you sit for the exam.

  28. 180 minutes (3 hours) are allotted for the 120-question school completion exam.

  29. You must have studied at least 11 days before taking the completion exam. On the 12th day, a student may test out.

  30. The completion exam is scored instantly, so you can immediately see your test results. Multiple attempts are allowed if needed.

  31. You may retake the exam after one business day. You must pass the completion exam within one year of the initial enrollment to receive a certificate.

  32. No, you do not need to show the state testing center any proof of education to take the exam. The proof of education is shown to the Department of Business and Industry, Nevada Real Estate Division when you apply for licensure after passing the exam. Only two forms of identification are required when taking the exam.

  33. Yes, any time within the year of enrollment you may upgrade to the classroom course simply by paying the difference in tuition. Contact the Admissions Office to upgrade.

  35. The primary law governing the practice of real estate is NRS/NAC 645. Click below to review NRS 645/NAC 645.

  36. Nevada requires you to complete 120 hours of education before you can become licensed in real estate. This does not mean you must attend 120 hours of class time. It means that you must understand the principles and practices (including Nevada law) of real estate before you can become licensed.

  37. One final exam with 120 multiple choice questions is administered. This test contains 80 questions on national real estate principles and 40 questions on Nevada’s real estate laws. You must score 75% or better on both portions.

  38. Schedule the Nevada licensing exam about 2 weeks in advance. Key Realty School recommends mastering all four subjects first and then taking the school’s completion exam. A passing score signals you’re ready for the state exam, while a failing score indicates the need for further study.

  39. You can enroll for the Nevada licensing exam by following the policies and procedures of the state-approved testing center. These policies and procedures are found in your “general orientation” packet, or the link provided on the website: https://keyrealtyschool.com/resource-center/state-testing-information/

  40. The exam is $100 (for both portions). This fee is paid to the Nevada-approved testing company. The license fee is $140, payable to the Nevada Real Estate Division (Broker or Broker Salesperson is $160). See the state website for any proposed or passed fee schedule: www.Red.state.nv.us

  41. Key Realty School recommends starting your background check as soon as possible through the live scan fingerprint system with an approved vendor. This system is available to any student or prospective licensee. Starting the background check in advance should minimize the time the state of Nevada takes to process your licensing application. See the page titled Fingerprint and Background Check Information in the Orientation packet.

  42. No, the licensee must be able to legally work in the United States.

  43. Yes, depending on your out-of-state pre-licensing hours (see our website or contact a School Counselor). While you can waive some education, you must still take the licensing exam at an approved testing center. Testing is available daily at multiple locations in Las Vegas and nationwide.   44. The answer depends on your experience and education. There are three statuses (Broker, Broker Salesperson, Salesperson) but only two tests (Broker and Salesperson). Decide which test to take during your state pre-licensing education. Prospective Brokers or Broker Salespeople should visit www.KeyRealtySchool.com (under Real Estate, choose “Get your license” under the Broker column) or pick up the “How to Become a Nevada Broker” brochure at the Key Realty School Admissions Office for more information.

  45. To determine if you qualify, bring a copy of your transcripts to the Key Realty School Admissions Office during normal business hours (Monday-Friday, 8am-5pm). Transcripts can also be uploaded to our website: https://keyrealtyschool.com/resource-center/student-forms-list/. Follow up with the Admissions Office upon submission.

  46. Key Realty School recommends that you select a broker after you have completed your education and passed the Nevada licensing exam. This allows you to make an educated decision about which broker would work best for you.

  47. All applicants must take and pass both the state and national portions of the Nevada real estate licensing exam. There are rare exemptions where you may hold prior credentials that allow for the waiver of the national portion of the exam. However, less than 3% of applicants can waive the national portion of the exam. If you are trying to waive the national portion of the exam, contact the Nevada Real Estate Division and confirm the waiver is permissible: 702-486-4033.

  48. You can apply for licensure once all education and required testing have been completed. You will receive the application for licensure upon passing the exam. This application can also be found here: https://keyrealtyschool.com/state-forms/#nv-real-estate. Submit these items with the completed application:
    – Certificates of 120 Hours (additional college transcripts if you are seeking a Broker License)
    – The Nevada state testing center’s passing results
    – Completed licensing application signed off by a Broker of record (Form 549)

  49. No, but many licensees join the Las Vegas Association of Realtors (LVR) for MLS access and other tools to boost marketability.

  1. A community association manager is responsible for the association’s daily operations. Their role is to implement the policies set by the board of directors, oversee operations, services, and programs as laid out in the contract with the association, and provide information and advice to assist board members in their decision-making.

  25. You must renew your Community Association Manager license every 2 years.

  1. A property manager is responsible for overseeing and managing real estate properties on behalf of the property owner. Job duties can consist of rent collection, tenant management, leasing, property maintenance, and financial management.

  2. Yes, if you wish to obtain a Nevada property management permit you must hold an active Nevada real estate license (Salesperson, Broker Salesperson, or Broker license) to apply for and activate the Nevada property management permit.

  3. In Nevada, you must be affiliated with a designated property manager and broker. This is the company who would supervise your real estate and property management activities.

  4. Classes are held Friday 5pm to 10pm PST and Sat/Sun 9am to 7pm PST. All courses are taught via livestream. Though these are the scheduled hours, the instructor will often finish the curriculum early.

  1. Business brokers help buyers and sellers of businesses, similar to real estate agents, but with a focus on the business side of things.

  2. Nevada Real Estate licensees without a business broker permit can sell businesses that are designed to generate income based on the real property itself. Specifically, the entity that is to be sold must report at least half of all profit/loss ratios based on the performance of the real property. Examples of this include: Hotels, Ranches, Apartment Complexes, and other businesses that involve the real property as its source for revenue. These real property businesses do not require you to have a business broker permit. Businesses that do not involve real property as part of the business require a business broker permit to work with them (i.e., buy, sell, lease, exchange).

  3. Yes, if you wish to obtain a Nevada business broker permit, you must hold an active Nevada real estate license (Salesperson, Broker Salesperson, or Broker license) to apply for and activate the Nevada business broker permit.

  4. Any licensee can acquire the business broker permit if they complete the education and exam requirements. The licensee must also be affiliated with a brokerage that permits business sales or must be a broker.

  5. No, the business broker course curriculum is more accounting-based than real estate as real property is rarely involved in the sale of businesses.

  6. No, the online course is designed for students with a background in accounting or business sales wherein the classroom seminar is recommended for students who do not have experience in either the accounting or business sales fields.

  7. This course is completely self-paced and always accessible, allowing you to complete the course as your time permits.

We are the school that brokerages rely on for the most current and accurate Nevada Real Estate information.

  3. The legal title of the license is “Inspector or Structures” because the licensing law allows the license holder to inspect any attachment to land under 10,000 square feet. This license is most often used for residential homes and therefore called a home inspector license by the public.

  4. Students seeking an inspection license are required to complete 3 standardized steps: Course 101, the licensing exam, and Course 102 (course 102 can be waived through an internship).

  5. Course 101 is academic and a foundation course that will provide you with the academics to better prepare for the Nevada licensing exam. Course 102 is practical and will prepare you for the field. Both courses are required unless you locate an internship (instead of course 102).

  6. Less than 5% of applicants complete 25 inspections with an existing inspector. Most students complete course 102 as existing inspectors are hesitant to train their future competition.

  7. The majority of Home Inspectors are independent contractors and self-employed. There is minimal overhead in the practice which makes the self-employed tax filing attractive to inspectors. However, some inspectors elect to work for established inspection companies as employees.

  20. No, the licensee must be legally capable of working in the United States. ITIN is acceptable.

  21. The state-specific examination consists of 175 scored items and a 4-hour time limit. You must pass with 75% or better.

  22. Visit Pearson Vue’s website, create an account, click on “view exams,” and select the exam you would like to schedule. You can select up to three test centers to compare appointment availability.

  23. Visit your exam program’s homepage and sign in. Select the exam you would like to reschedule or cancel from “Upcoming Appointments.” You will receive an email confirming any changes to your appointment. Remember to click “Confirm Reschedule” on the final screen to ensure your changes have been saved.

  24. You will need to provide identification (ID) that meets the requirements. All IDs must be valid government-issued originals (i.e., not a photocopy). An ID must include the test-taker’s name and a recent recognizable photo. The first and last name on the ID must match the first and last name used to register for the exam.

  25. Driver’s license, Identification card (national, state or province ID card), Alien registration card (green card or permanent resident/visa), International travel passport.

  26. Yes, fingerprints and background checks are required to apply for the license. See Form 619 for a vendor list.

  27. Once you have become licensed, you are your own entity.

  28. We recommend taking the 101 course first as it is the academic portion needed to understand the course and prepares you to take the 102 course.

  29. An existing general or master inspector approved by the Nevada Real Estate Division.

  30. The observation of at least 25 inspections performed by a certified general inspector or a certified master inspector who is approved by the Nevada Real Estate Division.

  31. The average inspection costs $300. The inspector can expect to retain this whole fee if they are the sole owner of the inspection performed. If the inspector works under an existing inspection company, the inspector will split the inspection fee for the percentage or amount that’s agreed upon between parties.

  32. The majority (about 90%) of “Home Inspectors” in the state of Nevada are classified as Residential Inspectors. Some inspectors elect to pursue higher statuses, which allow for multi-family and commercially zoned property inspections. Though the requirements to advance to these higher statuses are thoroughly defined in NRS645D, the requirements can be summarized into approximately 2 years or more of experience and passing additional examinations.

  33. Complete at least 400 inspections for a fee, including at least 50 inspections of commercial buildings or residential structures with more than four units.

  34. You have a maximum of 1 year to access and complete the course. We do offer you the option of auditing the course until your expiration date. Please contact the school to set up the option to audit your class.

  35. Nevada requires Home Inspectors to complete 20 Hours of IOS continuing education (with 3 Hours of Safety & 2 Hours of Law). See Form 578.

  36. You must renew your home inspector license every two years from the date of licensure.
